Pets can also influence your options. While many areas are pet-friendly, certain apartment complexes, particularly newer developments, may have restrictions that don’t allow pets at all. This is often due to building management rules rather than landlord preference.

Rental prices in Istanbul can vary widely based on district, size, quality, and building amenities. As a general guide:

  • 1-bedroom apartments in central areas like Nişantaşı, Cihangir, or Etiler typically start from ₺35,000–40,000 per month, depending on condition and location.

  • 2-bedroom properties begin around ₺50,000 per month and go up with space, finish, and building features.

  • 3-bedroom homes often start from ₺70,000 per month and rise considerably in premium districts or luxury buildings.

  • 4-bedroom apartments or larger family homes can begin at ₺90,000–100,000 per month, especially in areas like Bebek, Ulus, or along the Bosphorus.

These are rough guidelines. Central Istanbul—particularly districts with historic charm or sea views—commands a premium. However, if you’re open to living slightly outside the core, you may find similar quality properties at lower costs in areas like Acıbadem, Ataköy, or parts of the Anatolian side.

Along with this, you’ll be asked to submit standard documents such as your passport, student visa, proof of local address, and sometimes a character reference.

Finding pet-friendly properties in Istanbul can be challenging, as acceptance of pets depends largely on individual landlords. Not all landlords allow pets, and having multiple pets can further limit your options. For those with more than a few pets, finding suitable accommodation may be very difficult.

Generally, districts such as Şişli, Kadıköy, and Beşiktaş tend to have more pet-friendly options compared to other areas. While some pet-friendly properties exist elsewhere in Istanbul, their availability is usually limited.

Unless you are renting a studio or serviced apartment in Istanbul, most properties do not include utilities or municipal taxes in the rent. Some studios or fully furnished serviced apartments may include heating, water, and electricity, but other utilities are usually the tenant’s responsibility.

It is rare to find landlords who include all utilities in the rent, and when they do, these are often shared apartments or short-term rental arrangements.

Utilities can vary depending on the property size, location, and usage by each household. For a typical 4-bedroom home in Istanbul, estimated monthly costs might be:

  • Municipal Water and Sewage: ₺300–₺500

  • Electricity and Gas: ₺700–₺1,000 (depending on heating needs)

  • Mobile Phone: ₺150–₺300 per line (family plans available)

  • Public Transport Card (Istanbulkart): Approx. ₺600 per month for regular commuters

To open a bank account in Turkey, you typically need to provide proof of address in Istanbul or elsewhere in the country. Some banks may accept a signed rental contract or a letter from your employer as proof. Others may require a utility bill or official document confirming your residence.

Whether a property comes furnished or unfurnished in Istanbul depends on the area and the size of the home. Most 1- and 2-bedroom apartments in central districts like Beşiktaş or Kadıköy are typically furnished, providing convenience for renters.

Larger homes, such as 3- or 4-bedroom apartments or family houses, often come unfurnished. This allows families to bring their own furniture and personalise their new home.

As you move further from the city centre, unfurnished properties become more common across all sizes, reflecting the preferences of local tenants and landlords in those areas.

In many Istanbul rental properties, even those listed as unfurnished or part-furnished, essential white goods such as a washing machine, oven, and fridge/freezer are typically included.

Most landlords in Istanbul require at least 1 to 2 months’ notice before a tenant vacates. Therefore, you can start searching for a rental property about 4 to 8 weeks before your desired move-in date. We always recommend arriving earlier if possible to view suitable options and secure a home well ahead of your move.

It is generally not recommended to rent a property in Istanbul without viewing it first. If you choose to proceed unseen, you will be required to sign a declaration accepting the property “as is,” which means you won’t be able to request any changes or repairs from the landlord after moving in.

This agreement does not cover property management issues, which will be handled as usual. If you are comfortable with these terms, renting unseen is possible. We can also assist by conducting a viewing on your behalf to help you make a more informed decision.

We recommend arranging at least 7–10 business days in temporary accommodation as a minimum. Having a longer stay provides greater flexibility and often expands your available housing options.
